Preventative Maintenance - bottom left-3

Why do I need Preventatine Maintenance?

  1. Better to schedule maintenance activities using planned and predictive maintenance tools then to operate in a reactive "break-fix" mode.
  2. The cost of HVAC system maintenance is very small in comparison to the potential costs related to poor IAQ issues and their related fallout.
  3. HVAC systems in typical commercial buildings are responsible for more than 40 percent of total energy use.
  4. Sometimes the difference between keeping a business running and having to shut down is nothing more than proper HVAC system maintenance.
  5. Reactive maintenance is the most costly way to maintain building HVAC systems; as much as 50 percent higher.
  6. Facilities in which proper HVAC maintenance is completed will use at least 15 to 20 percent less energy than those where systems are allowed to deteriorate.
  7. Improved HVAC system reliability
  8. Facility executives understand that without proper HVAC planned maintenance, the service life of HVAC systems and components will decrease.
  9. Break-fix maintenance repairs cost 3-9 times more than planned repairs, so maintenance plans that rely heavily on reactive maintenance are generally the most expensive.
  10. Safer HVAC equipment operation

What do I need to know about replacing my HVAC Roop Top Unit?

INVENTORY EQUIPMENT Create a detailed existing equipment list to identify RTUs that are targeted for replacement several years into the future. The initial inventory section is meant to capture basic information about the RTUs from an asset database or from a simple visual inspection of the RTUs. The most important pieces of information to capture are the age, size (cooling capacity), manufacturer, and model number. DEFINE REQUEST FOR PROPOSAL (RFP) Define a Request For Proposal (RFP) with a specific set of features and minimum performance requirements. The Advanced RTU Campaign has multiple sample RFPs and specifications for Participants to reference and use in their RTU procurement/retrofit efforts. UTILITY REBATES AND INCENTIVES Understand efficiency thresholds for quantifying incentive and rebate opportunities; check the Database of State Incentives for Renewables & Efficiency here.

Why do I need to replace my Roof Top Unit?

  • Streamlined acquisitions and assurance of RTU required features.
  • Reduce RTU procurement costs by 10%
  • Pay less for the new efficient RTUs
  • Streamlined installation and maintenance practices.
  • Reduce energy and maintenance costs.
  • 20% to 40% energy reduction than new standard efficiency RTUs
  • Reduction in HVAC service calls and in total repair spending.

What is commercial Hydro Jetting?

Hydro jetting is extremely effective because it fully clears the line, removing all traces of debris and build up that occurs on the sides of the pipe. Hydro jetting is superior to traditional methods which may remove the blockage, but still leave residue on the walls of the pipe. Over time that residue continues to build, leading to a slow drain or another clog. A proactive approach with hydro jetting helps ensure pipe integrity and flow. Impact of Hydro Jetting:

  • Reduce Operating Cost
  • Highly Effective
  • Cleaning, Not Just Unclogging
  • Environmentally Friendly
  • Good Preventive Maintenance
  • Peace of Mind

What is Building Automation?

IDCM or Integrated Data Center Management is the integration between Building Management Systems (BMS) also referred to as Building Automation Systems (BAS), DCIM solutions, and IT operations. Benefits of BAS:

  • Reduce facility expense
  • Optimize system performance
  • Operational budget control
  • Increase employee comfort
  • Real "Open" Systems
  • Peace of mind
