Why do I need Preventatine Maintenance?Better to schedule maintenance activities using planned and predictive maintenance tools then to operate in a reactive "break-fix" mode. The cost of HVAC system maintenance is very small in comparison to the potential costs related to poor IAQ issues and their related fallout. HVAC systems in typical commercial buildings are responsible for more than 40 percent of total energy use. Sometimes the difference between keeping a business running and having to shut down is nothing more than proper HVAC system maintenance. Reactive maintenance is the most costly way to maintain building HVAC systems; as much as 50 percent higher. Facilities in which proper HVAC maintenance is completed will use at least 15 to 20 percent less energy than those where systems are allowed to deteriorate. What do I need to know about replacing my HVAC Roop Top Unit?INVENTORY EQUIPMENT Create a detailed existing equipment list to identify RTUs that are targeted for replacement several years into the future. The initial inventory section is meant to capture basic information about the RTUs from an asset database or from a simple visual inspection of the RTUs. The most important pieces of information to capture are the age, size (cooling capacity), manufacturer, and model number. DEFINE REQUEST FOR PROPOSAL (RFP) Define a Request For Proposal (RFP) with a specific set of features and minimum performance requirements. The Advanced RTU Campaign has multiple sample RFPs and specifications for Participants to reference and use in their RTU procurement/retrofit efforts. What is commercial Hydro Jetting?Hydro jetting is extremely effective because it fully clears the line, removing all traces of debris and build up that occurs on the sides of the pipe. Hydro jetting is superior to traditional methods which may remove the blockage, but still leave residue on the walls of the pipe.
